FlatFinder watches UK property sources we can legally access and alerts you when a listing matches one of your saved searches. We help you contact the agent or landlord quickly. We are a discovery tool: we are not an estate agent, landlord or broker, and we take no part in any tenancy or sale.

Listing details come from third-party sources. We show when each was listed and last verified, but we cannot guarantee a listing is still available, correctly priced or accurately described. Always confirm the details directly with the agent or landlord before acting.

We aim to catch new matches quickly, but we do not promise to find every listing or to deliver every alert instantly. Coverage depends on which sources permit access, and those can change. See our coverage page for exactly what we scan.

• Be honest and lawful in any enquiry you send. Drafted emails are a starting point that you review and send yourself.

FlatFinder is provided as is. To the extent the law allows, we are not liable for a missed listing, a listing that turned out to be unavailable, or any decision you make based on what you find here. Nothing in these terms limits liability that cannot be limited by law.

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
